EPD engages in the acquisition, development, management and sale of distressed real estate in the US. We have identified great opportunities for long-term value appreciation.
Due to the currently extreme low purchase costs we are looking for properties with high probability of generating income from the very beginning. Properties envisaged to be put in our portfolio comprise multifamily, broken or fractured condominiums.
EPD seeks out primarily distressed or unfinished properties of high quality. We purchase the properties below replacement cost, execute the acquisitions, arrange the letting as well as the property management and finally exit the property within five years. Depending on the product we achieve an annual return between 17% and 30%.
Since EPD relies on careful planning we analyze the economies and real estate demand factors diligently to forecast the outlook for fundamentals across the property segments of each market we are investing in.
